How do you sell a property for over list price?

Selling over list price is typically achieved in a multiple offer situation.  Here is the gameplan I find most effective to generate multiple offers…

  • Step 1: 7-10 days before the listing goes LIVE, we install a for sale sign with a coming soon topper, distribute an e-blast to our Realtor database, and run a strong social media campaign promoting the upcoming listing.
  • Step 2: On a Thursday, we launch the listing on a multitude of online platforms and ensure we have a detailed marketing package with an optional a pre-inspection of the property.
  • Step 3: We run a heavily promoted open-house Sunday 2-4pm.
  • Step 4: On a Tuesday evening at 7pm we accept offers and present them in our office to the Sellers. Why Tuesday? This gives buyers from the weekend 2 banking days to prepare for an offer.  On that Tuesday we remain in constant contact with all interested parties to encourage offers all while adhering to the strict rules & regulations that surround multiple offers.
